Your home’s roof isn’t something you think about often, it’s only when it stops doing its job that it comes first of mind. When you live in Melbourne, the conditions can be harsh with weather spanning from blistering heat in the summer to icy rain and hail in winter. 

Over time, environmental distress can wear it down. When cracks appear or things are getting damp where they aren’t supposed to, it’s important to take action early. Depending on the level of damage and how long it’s been since your roof was installed, you might only need a patch-job, or it may be time for a full roof replacement. 

Here are the top five things to look for that’ll help you figure out what kind of condition your roof is in: 

1. You’ve Got Leaks

Heavy storms happen and sometimes a small leak can happen. This alone doesn’t mean it’s a major crisis, and something like a guttering issue can also be responsible for an overflow of water. However, when you’re noticing anything like water stains on your ceiling, damp patches on internal walls, or in extreme cases need to set up a bucket to catch water when the rain comes through, that’s a problem that won’t fix itself. 

When you have the same kind of issue in the same place, or it continues to worsen, that’s a matter you’ll want to have inspected quickly. Often, something that seems small or localised can spread quickly. Left without proper roof repairs, you can get up with compromised beams and insulation, or rotten patches on your walls. Long-term, this can lead to things like mould growth and costly internal repairs, making it essential to fix for your bank balance and your health. 

2. Sagging or Structural Deformation

A sagging roof might be put down to age, but it’s something you want to get to the root cause of quickly. Sagging can indicate something at a structural level is damaged and this can also cause water to pool more easily, which can then seep into cracks or add more weight to your roof. In a worst case scenario, it can mean anything from waterlogged insulation to weakened timber supports. 

More than just a cosmetic issue, it can risk the structural integrity of your roof. If you do notice sagging or changes to the facade of your home or commercial building roofing, getting an inspection done can save you from long-term and more serious problems. 

3. Missing, Cracked, or Displaced Roofing Material

Roofing comes in a range of materials and regardless of whether you have tiles, sheeting, or shingles, if there’s visible damage or pieces missing, you’ll be leaving the internals exposed. Weather events like heat can expand and contract metal and timber, where rain can rust and dent metal components. 

Generally this issue can be fixed with a few minor repairs and replacement parts. Depending on whether the damage spans the whole roof, it may be a more comprehensive job. Often, if there are a lot of pieces missing, it’s better in the long-term to replace everything to save you from continuous repair jobs. 

4. Rust and Corrosion

Similar to environmental damage that results in missing pieces, rust can creep in and result in the roof crumbling and becoming less able to keep water out. It’s an incredibly common issue in Melbourne and can impact your guttering as well. Generally when surface-level rust is caught early it can typically be treated or damaged parts can be replaced.   • Concrete and terracotta tiles can last for up to 50 years and beyond, though depending on the shape and design, pointing and bedding may need attention well before that to keep things water-tight
  • Older corrugated iron that pre-dates Colorbond will generally last 20–30 years before significant deterioration sets in, so ongoing maintenance at a minimum is a good idea 

Even without any visible signs of deterioration or damage, getting your roof inspected every few years or after a major storm can help prevent serious issues from setting in.
